Maintenance and Repair

Von Der Ahe Management, LLC manages the maintenance and repairs of the common and exterior areas of the park. The costs of these services are included in the common area maintenance expenses and include the following:
Weekly
  • Landscaping maintenance
  • Removal of common area trash
  • Parking lot sweeping
Monthly
  • Exterior lighting maintenance
Quarterly
  • Backflow prevention device testing
  • Inspection of the roof membrane
  • Inspection and maintenance of the HVAC systems
Semi-Annual
  • Exterior window cleaning
Annual or as needed
  • Tree maintenance
  • Landscaping color arrangements
  • Lawn over seeding
As needed
  • Maintenance and repairs of parking lots, sidewalks, etc.
  • Maintenance and repairs of roofs, buildings, etc.
  • Fire sprinkler system repairs and monitoring
As a service to our tenants, we have personnel available to assist you with some of the maintenance of your premises. The cost of this service would be directly billed to each tenant requesting such service. Please feel free to contact us for assistance.
Von Der Ahe Management, LLC also has established relationships with a variety of outside contractors, and we would be glad to help coordinate their services. For your reference, a general list of types of services includes, but is not limited to, the following:
  • Cleaning and housekeeping (janitorial services)
  • Interior lighting
  • Repairs to interior plumbing and electrical systems
  • Annual fire extinguisher service
  • Site planning and tenant improvements

Heating, Ventilation and Air Conditioning (HVAC)

Maintenance

Von Der Ahe Services has the HVAC system(s) of every building inspected quarterly. The inspection includes changing out the air filters and checking that the system is in proper working condition. VDA coordinates quarterly inspections and ensures all replacements are made as needed.
Each unit is provided with an initial six month warranty, beginning on the commencement date of the lease, to cover any unforeseen maintenance issues associated with its use. Following the initial warranty period all other maintenance related items associated with the upkeep of each unit is left up to the tenant. Please refer to Section 7.1, Lessee's Responsibilities, for specifics.

Troubleshooting

Before placing a service call for your HVAC system, please check to be sure that the items listed below are properly set. These items may resolve the situation and save you time and money. If after checking these items the system is still not operating properly within the specified temperature levels, please do not hesitate to call our property management staff.

Troubleshooting Checklist

Time Clocks:
The time clock is generally located next to the circuit breaker box. It controls the start-up of your system every morning and shut-down every evening according to your hours of operation. Please check the time clock on/off switch to verify its appropriate position.

Thermostat:
Be sure the fan, found on the sub-base, is set on "ON" or "AUTO" to allow the system to operate.
The heating cycle should be set between 68 and 74 degrees for comfort.
The cooling cycle should be set between 68 and 76 degrees for comfort.
Never set the cooling cycle below 68 degrees. This will cause the HVAC unit to ice up and shut down.

Circuit Breaker:
If the unit won't start, please check the circuit breaker. You must turn the switch to the "OFF" position before re-setting it to the "ON" position. If this problem occurs more than once, please call for service.

By-Pass Timer Operation

If you occasionally work beyond the typical hours of operation, a By-Pass Timer located near each thermostat will by-pass the time clock and permit you to operate the HVAC unit. Turn the timer clockwise to the desired numbers of hours.
